AS A NON-THAI NATIONAL CAN I BUY LAND?
You can own land on a freehold or leasehold basis but they each involve two different routes:
  • Freehold – A Thai company needs to be set up and a trusted lawyer will help all Windsor International Properties Limited’s clients set this up.
  • Leasehold – Purchase the property leasehold. In some cases you can be offered the shares, issued equally, of the Thai company that you lease the land from.  In other words, you will be leasing the land from a company that is owned in its entirety by you and fellow investors on the land.

AS A NON-THAI NATIONAL CAN I BUY PROPERTY?
You can buy property outright as a foreign national but the property the land is bought on must be purchased correctly – Please refer to point 1. above.

HOW IS THE LAND REGISTERED?
There are three kinds of land classifications:

  • Chanot is GPS plotted and marked against the National Survey Grid and is the best title and has an unquestionable boundary
  • Nor Sor Sam Gor is a plot cross-referenced to a master survey of the area.  It can be marked out but it is not as exact as Chanot but still very good.  However, it can be upgraded to Chanot.
  • Nor Sor Sam is plotted in relation to the neighbouring plots and is not as exact as the above two.

Windsor International Properties Limited will only represent developers who provide title deeds for Chanot and Nor Sor Sam Gor.

WHAT IS THE COST OF LIVING IN THAILAND?
Not only does Thailand offer a wonderful climate all year round but also an amazing lifestyle at a very inexpensive cost in comparison to the UK and Europe.  For example, a typical 3 course meal with wine at a nice restaurant is rarely going to cost you over £10 per head.  Other living costs such as buying / hiring of a car, petrol (30p / litre), club memberships, food, a full or part-time maid are all extremely reasonably priced.

WHAT ARE THE HOSPITALS LIKE IN THAILAND?
Thailand has world-class hospitals in Bangkok, Phuket and Samui, that many foreigners are now flying into for procedures from around the region.  This is due to there being many English speaking doctors but also the cost of the treatments are very competitive indeed.

ARE THERE ANY INTERNATIONAL SCHOOLS?
Absolutely.  Thailand has many well established international schools including Dulwich International College in Phuket, Harrow International School in Bangkok, St. Andrews International School in Rayong, Saint Johns International School in Bangkok etc.

WHO WILL MANAGE THE PROPERTY ONCE IT HAS BEEN COMPLETED?
The developers have a comprehensive management company and will set up a separate maintenance contract.  This contract will cover services for all rental, security, pool cleaning, security and site management, engineering and guest relations and customer services.

WHAT FINANCE CAN I GET TO ASSIST MY PURCHASE?
There are now 3 options available to individuals wishing to buy their exclusive home(s) in Thailand:

  • Cash purchase from investors savings/cashflow
  • Equity release/secured loan against their property
  • NEW – Bank of Bangkok offering mortgages for property investments in Thailand.

CAN I WORK/ RETIRE IN THAILAND?
There are many employment agencies and law firms that specialize in helping foreigners with the employment process. Additionally, retirement visas are relatively easy to obtain once you are over 50 years of age.
